The purpose of the thesis was to examine managing the introduction of HVAC from the point of view of a main contractor. The work focused on what kinds of HVAC systems there are in an apartment building and what measurements, inspections and documentations are included in their implementation. The research work of the thesis was done using written material and an interview.

The need to research this topic came from the managers of Lapti Pirkanmaa. Researching this topic would also be beneficial to me in the future.

HVAC is a broad concept, and there are many different systems, people involved and inspections included. The main contractor’s management does not always have precise information on which issues should be paid attention to. As a result of the work, it became clear that there are many different problems with commissioning management, which are potentially preventable.

As a development proposal of the thesis would be to hire an own HVAC supervisor for the main contractor, who would take care of all matters related to the HVAC. The main contractor’s HVAC supervisor would handle matters related to HVAC better than a normal foreman.

The conclusion of the thesis is that the main contractor’s management has not always had the required knowledge to handle all aspects of HVAC. The implementation of HVAC is a demanding phase in a construction project so there is no room for considerable mistakes. Construction companies and educational institutions should also consider what should be done about the lack of professional skills of foremen regarding HVAC.

In the future, HVAC will play a larger role in construction projects. This means that construction companies must also educate their own foremen more so that they stay updated with the progress.
